What to have ready — and what you really do not need
To get a number, all we need is the address. Everything else is helpful but optional: the rough condition, whether anyone is living there, whether there is a deadline, and anything unusual about the title or the situation.
You do not need photos, a title report, a repair estimate, or the house to be tidy. Please do not spend money getting anything ready before you talk to us.
If your situation is urgent
Say so on the first call. A trustee's sale on the calendar, a court date, orders with a report date, a buyer who just walked at day 25 — all of those change how we sequence things, and there are a few we can move very quickly on. The earlier we know, the more options exist.
If you just want a question answered
That is fine too, and it happens often. People call to ask how probate sales work, whether a lien is going to be a problem, what a notice of default actually means, or whether they should list instead. We answer those without pitching, because half of them turn into a call back a year later and the other half are just worth doing.
