Anyone can put five-star quotes on their own website. Here is what you can verify independently, which is worth considerably more.
We are building this page with real, verified reviews from closed sellers. We would rather have an empty section here than invented testimonials, which is what a surprising number of sites in this industry run. If you have sold to us and would be willing to write something, we would be grateful — and if you are considering selling to us, the verification steps below will tell you far more than a quote would.
Four things you can verify in about fifteen minutes
1. Ask for proof of funds — before you sign
A bank statement or a letter from a bank showing the money exists. A real buyer sends it the same day and does not find the question awkward. If what comes back is a letter from a transactional lender rather than a bank, you are probably talking to a wholesaler.
2. Look up what we have actually bought
Property transfers are public record in San Diego County. Ask us for the addresses of recent purchases and check them against the recorder's records. A buyer who cannot name properties they have bought in your county has not bought properties in your county.
3. Call the escrow company
Ask which escrow and title company we use and call the escrow officer directly. Five minutes on the phone with someone who has closed a dozen files with a buyer tells you more than any testimonial. We will give you the name and number without hesitating.
4. Ask whether we are assigning the contract
The most important question in this industry, and the one that separates buyers from middlemen. Our answer is no — we buy in our own name with our own funds. Here is why that distinction matters so much.
A note on review sites generally. Reviews in this industry are unusually easy to manufacture, and a wall of glowing five-star quotes with no last names and no verifiable detail should make you more suspicious rather than less. Weight what you can independently check far above what a company says about itself — including what we say about ourselves on this page.
