Why "deliver it vacant" is worse advice than it sounds
Most agents will tell you an occupied property sells for less, and in isolation that is true. What that advice usually leaves out is the cost of getting to vacant. Between California's statewide just-cause rules and San Diego's own tenant protection ordinance, ending a tenancy without fault generally requires proper notice and relocation assistance measured in months of rent — and if the tenant does not go voluntarily, an unlawful detainer takes time and legal fees on top.
Run that math honestly and the vacancy premium often disappears entirely. Meanwhile you are carrying the mortgage, the taxes and the insurance on an empty building for months, and taking on the risk that the market shifts underneath you while you wait.
What we actually need to price it
Send us the rent roll, copies of the leases, the security deposit ledger and a note on anything unusual — a Section 8 HAP contract, a tenant who has not paid since spring, a handshake arrangement with no written lease, an existing repair dispute. None of those disqualify a property. All of them affect the number, and we would much rather know on day one than discover it in escrow.
Deposits transfer through escrow as a credit, so you are not out of pocket for them. Prorated rent is handled the same way.
Your tenants are treated decently
We hold rentals in this county and we intend to keep doing business here, so we do not buy occupied buildings in order to make life unpleasant for the people in them. Tenants get written notice of the change in ownership and where to send rent, their deposits are honored, and their leases are honored. You are not handing your tenants to someone who is going to make them a project.
